Tour Eight Jagoe Homes during the 2018 Parade of Homes in Evansville and Newburgh

The 2018 Parade of Homes, presented by the Southwestern Indiana Builders Association (SIBA), will be held from June 2nd – June 10th. This is a scattered homesite tour across Evansville and Newburgh where the public is invited to tour newly-built homes on display throughout Vanderburgh, Warrick, Gibson and Posey counties. Parade of Homes serves as a life-size brochure for the building industry and showcases the latest trends, craftsmanship and building materials.

Join us for Chefs on Parade in our Waterside at Berkshire Model Home

chefsTo kick off  this years 2018 Parade of Homes in Evansville and Newburgh, Indiana, join us for Chefs on Parade!  Our Parade entry in Waterside at Berkshire is part of this exclusive 1-day event on Friday, June 1st from 6 PM – 9 PM .

Each of the six participating Parade of Homes entries are paired with a local Chef who will prepare their fine cuisine.  Ticket holders will have the opportunity to tour our Waterside at Berkshire entry while tasting exquisite food prepared by Owner and Executive Chef at Sauced, Scott Schymik, plus enjoy live music by Neil Yockey Acoustics. Chef Scott Schymik will be serving gourmet beef tenderloin bites, spaghetti with meat sauce and fettuccine alfredo. Yum!

The 2018 Friday After 5 “We Are Family” season is finally here! For the third year in a row, Jagoe Homes is a proud title sponsor of the 16-week free concert series, held every Friday from May 18th until August 31st on the Downtown Owensboro Riverfront. Friday After 5 features five venues of FREE entertainment. This Friday, May 18th, brings V-Groove 70’s/80’s show band to the Jagoe Homes Patio Stage on the BB&T Plaza at the RiverPark Center. Andy Brasher will be playing acoustic entertainment in the Atmos Energy courtyard, up and coming artists on the Overlook stage, and Quiet Hollers rocks the Kentucky Legend Party Pier at the Convention Center. A special themed Kroger street fair and “Glenn’s Gospel on the River” concerts in Cannon Hall completes this Friday night’s FREE entertainment. Friday After 5 is Where the Weekend Begins!

This year, our Corporate Sponsorship Night will be held on Friday, August 3rd where Friday After 5’s “We are Family” theme continues. We will be presenting the Juice Box Heroes from 6:30 PM – 10 PM, playing top 40 hits on the Jagoe Homes Patio Stage on the BB&T Plaza at the RiverPark Center. Fat Box brings their alternative jam from 8 PM -11:30 PM on the Legendary Party at the Pier. Making their debut, The Honey Vines acoustic is on from 7 PM – 10 PM in the Atmos Energy Courtyard.  Riley Station will be on the AT&T “Your Thing” Overlook stage from 7 PM -9 PM as well. Plus, it’s our first ever Jagoe Homes Street Fair! Plan on fun activities for the kids. We’ve invited Woody to the party courtesy of TD’s Tuff Decisions Costumes. That night’s Class PreUnion includes Daviess County High School Class of 1978 and Owensboro Catholic High School Class of 1998! Don’t be late for our “toast to the sunset” at dusk!  We will toss beach balls, t-shirts and participate in the water balloon toss and the hula hoop competitions. Plus free balloon animals and popcorn for the kids and the FA5 Free Foto Booth for everyone!

6 Ways to be Home with Jagoe in a Seller’s Market – 2018 Housing Market Trends

What is a seller’s market? Simply put, it’s a market where there are more home buyers than sellers. Based on basic laws of supply and demand, this means that sellers have the upper hand. You will likely sell your used home quickly, perhaps even for over asking price, with minimum argument or push-back from the buyer. Here’s what buyers need to know about a seller’s market and how to survive them.

  • Home prices are rising in U.S. cities, and inventory is tight, meaning that there just aren’t enough homes to go around. When you think about it, even though the number of homes being built has increased over the past ten years, it has not kept up with the population growth.
  • Where are the hottest seller’s markets? The main metric used when evaluating housing markets is home price appreciation. With the greater imbalance of supply and demand, the price appreciation will get faster. Generally, when there’s an increase in the number of people moving to a town, demand for housing begins to exceed supply. Just as well, an influx of new companies and jobs can fuel population growth that turns areas into seller’s markets.

  • The term “Housing Starts” refers to the number of new homes on which builders have started construction in any particular month. Because new construction directly affects supply, a decrease in housing starts can result in a seller’s market.   • Are you in a true seller’s market? Home buyers and sellers can evaluate whether they’re in a buys or sellers market by a few variables.
    1. Average days on market (DOM): This measurment shows the median age of real estate listings in your area. If homes are selling in your neighborhood in about ten days, then it’s a strong seller’s market. You can find what the average DOM is in your city using this Local Market Trends tool.
    2. The asking price vs. the final home price: In seller’s markets, bidding wars can often irrupt among buyers, which means sellers may enjoy a final sales price that’s equal to their asking price. So, if a home is listed at $450,000 and sells for $450,000, $460,000, or higher, that’s a seller’s market. In a strong seller’s market, the final sales price is typically at least 10% higher than the asking price.
    3. Home prices over time: Rising home prices over time is a sure sign of a seller’s market.
  • Buying a home in a seller’s market means that you need to be competitive. Make sure to get a mortgage pre-approval letter before you start shopping so that a seller knows that you are serious. You may also have to waive some contingencies to edge out other buyers.

Owensboro Parent Features Ally Newton in March & April 2018 Playbook

Owensboro Parent Magazine Features Ally Newton in Their March & April 2018 “Playbook”

Ally Newton is the beautiful daughter of Jagoe Homes’ own Payroll Account/HR, Dawn Powers. Owensboro Parent is a free magazine for families in Western Kentucky. You can pick up a copy of each issue, which comes out every two months, at any of their pickup locations. The March & April 2018 issue featured the Owensboro Parent Playbook: Your Essential Guide to Youth Sports and Recreation in Daviess County. The inspiring article focuses on the wide range of sports and activities that parents can get their children involved in. It encourages parents not to, “be surprised if it takes a few tries – or a few seasons – to find the sport that’s right for your child. It often takes times for kids to figure out which activities they enjoy. The Owensboro Parent Playbook is meant to serve as a handbook for youth sports and league registrations in the community.”

Ally Newton was one of the four local kids that Owensboro Parent chose to highlight in the Playbook issue. 12-year-old Ally has found great success at her martial arts academy, Hidden Samurai, where she is the only female competing in jiu-jitsu. Her older brother was already involved in the sport, and while cheering wasn’t really her thing, sparring in a male-driven sport has already lead her to three, first-place wins and one, second-place win!

In the Owensboro Parent article, Jagoe Homes’ Dawn Powers admits that, “There are certain moves where she could get hurt. But a lot of it is discipline and her mind. She will cry sometimes, but it comes with the territory.  As a parent you learn to just sit back and let her work through it on her own.” Dawn goes on to say that,  “It’s very empowering as a parent to watch your child develop the required skills, techniques, and the physical fitness required for this sport.  Especially when you see the impact it has on building good character in young people.”

Berkshire of Newburgh Grand Opening: VIP Sneak Peek Event and Realtor Grand Opening

VIP Members were invited to attend Berkshire Grand Opening events in our brand new, full-furnished Model Home, which features the Theodore Roosevelt Craftsman plan. It is the ideal setting for new home construction with budding families and people returning back to their favorite hometown. Not to mention… millennials? One of our very own New Home Sales Consultants, Joseph Acquisto, decided that it was the perfect city for him to move to and work in. “I really enjoy the family-friendly atmosphere,” Joseph brags, “it’s the perfect environment to raise my son in.”

    Joseph is a big fan of Mama T’s Steakhouse and the Gaslight Pizza & Grill. “I’ve also become really fond of the pizza at Ron’s Place,” he adds. Mama T’s Italian Steakhouse will satisfy your need for hearty pasta dishes and made-from-scratch quality food. Gaslight Pizza & Grill has served the people of Huntingburg for over 43 years with more than just pizza – although you can take a frozen one home with you if you didn’t get enough.   2. There is always a family-friendly community event to go to.

    Recently, Huntingburg hosted the Christmas Downtown Stroll which Joseph found, “very enjoyable.” “Downtown Huntingburg is beautiful on its own and when you add the decorations and the participation of the community, it really made for a special event. And, of course, I am very excited for Bombers games to return this summer.” The Dubois County Bombers are a summer collegiate baseball team out of the Ohio Valley League. They wrapped up their 2017 season by earning the season playoff championship when they defeated the Hoptown Hoppers 12-3. Jagoe Homes is a proud sponsor of the Dubois County Bombers!

They care about their community and are very invested in its direction It is a great thing to see in today’s world, and I feel very special to be a part of that.”

  4. Huntingburg is recognized as a Stellar Community.

    The City of Huntingburg was designated as a Stellar Community in August of 2014. It is currently one of only eight communities in the State of Indiana to receive this designation. This program is a multi-agency partnership designed to fund comprehensive community development projects in Indiana’s smaller communities. Stellar Communities has been recognized nationally as a premier community development program when it received the 2012 President’s Award for Innovation from the Council of State Community Development Agencies.

  5. School ratings are high.

    Your children will receive a great education in Huntingburg. Each of their schools have received national attention for graduation rates and test scores. While there are only an elementary, intermediate, and high school in the city, higher education is not a far reach for graduates. The University of Southern Indiana is located in Evansville, IN, while the University of Louisville in located in Louisville, KY, as well as many other universities and colleges in those cities. Many students also travel to Owensboro to seek higher education.

  6. Your kids will love it here, and your parents too.

    While the kids have plenty of room to live and grow in Huntingburg, this is also a great city for retirees. Recently, the city has launched a project to redevelop their main hospital, St. Joseph’s. The north and west wings of the main building will become independent living senior housing for residents 55 years of age or older; the south end of the former hospital and adjacent building will be targeted to provide community healthcare; an unused building will be re-purposed for a new Senior Citizens center.

  7. Workforce opportunities are flourishing.

    In the beginning of 2017, MasterBrand Cabinets (which go into every Jagoe home) announced that they will continue to grow its facilities in Jasper, Huntingburg and Ferdinand, IN. Their combined facilities in Dubois County boast more than 2,200 employees to date. MasterBrand stated that, “it is the passion, creativity and dedication of the employees that helps us to achieve our mission of making it easy for customers and channel partners to select, purchase and install attractive cabinetry for the home.” In addition to MasterBrand’s expansion, Dubois County has secured property to address the top priority in Dubois Strong’s strategic plan to meet the need for workforce housing in the city.     Joseph is big on this strip of the city. He says that the coolest part, “would have to be the Historic Downtown of Huntingburg. Aside from how great it looks and feels, it offers everything – eating, shopping, and there is even a yoga studio! Having [Hunters Crossing] so close is certainly a unique opportunity for the city and for the families that live here. You’re able to enjoy some of the best that Huntingburg has to offer, and home is right around the corner.” Listed on the National Register of Historic Places, this historic business district, once destroyed by a fire in 1889, has been lovingly restored to a charming Victorian downtown, housing more than two dozen locally owned antique and specialty shops and unique eateries. The walking tour takes you back to the 1800’s and early 1900’s, a time when most of the two-story Italianate and late Victorian commercial buildings along historic 4th Street were constructed. The brick-paved sidewalks and 1800’s façade provide a quaint setting for many special events throughout the year.

  9. Major landscaping and functionality improvements are coming.

    Aside from major city projects like the 9th Street extension, the 14th Street reconstruction, and the 4th Street water main replacement, we at Jagoe Homes are most excited about the park that is being built just behind Hunters Crossing! “The park is going to be a great compliment to both the city of Huntingburg and to our community here in Hunters Crossing,” Joseph explains. “I know that all of the children who currently live in our community are very excited to have a place to go and play that will be so close to home. Celebrate the Holidays with Jagoe Homes at 4200 during the Owensboro Symphony Tour of Homes

We are opening up our gorgeous Model Home in 4200 to the public during the 2017 Owensboro Symphony Tour of Homes! Each year, the Owensboro Symphony Christmas Tour of Homes showcases some of the region’s most stunning and exclusive homes. On Saturday, December 9th from 10 AM – 2 PM, guests are invited to tour each of these lovely homes. Our 4200 Model Home, which features the Pinot floorplan, was beautifully and personally decorated by our Design and Merchandising Manager, Amelia Laster, AKBD.

Amelia initially decorated our gorgeous 4200 Model with a predominantly black, white, gold, and gray pallet, so she “felt the Christmas decor needed to reflect personality of the home.” Of course, the family tree traditionally belongs in the living room, but how do you decorate a bedroom? Amelia says that, “it’s easy to bring holiday cheer to any bedroom by adding pillows that match your color scheme, filling vases or trays with ornaments and placing them on a nightstand or a dresser, or even replacing a focal piece on the wall with a wreath.”

Lights are sure to bring your home many “cheers”. If the commonly-used string of lights isn’t really your thing, light up the season with a brilliant array of paper luminaries. Line them up along your front walkway, or scatter them on your front porch for a bright, twinkling Christmas display that’s simple and affordable. A holiday wreath can also make a cheery entrance to any home. “A traditional greenery wreath with a simple red bow is absolutely my favorite,” Amelia claims. “I have long needle pine wreaths throughout my home. I’m also a big fan of red berry wreaths with ornament wreaths being a close third.”

As for sticking to a more traditional color palette, Amelia recommends a lot of red and green with touches of black. “This year,” she adds,” I included black and white buffalo check in my decor.” Another traditional pattern is not just for collared shirts – use a plaid theme for your Christmas decorations for an old-school take on holiday cheer. To avoid overloading on one pattern, don’t be afraid the mix and match plaids of varying sizes and scales. Start with a transparent plaid garland, and decorate with metallic, solid-colored ornaments.

 

Tickets are now on sale for the Owensboro Symphony Tour of Homes for $25 online advanced purchase, or at select retail outlets until December 8th. Tickets may also be purchased on the day of the event for $30 at First Presbyterian Church located at 1328 Griffith Avenue from 9:30 AM – 1:30 PM.
