2020 was a very strange year to say the least. One of the major bright spots was the housing and residential mortgage lending markets. The residential housing market saw a record high for home prices with the median home price increasing an average of 15% compared to the previous year. The residential mortgage fixed rates also saw a historic decline in 2020 hitting record lows. A 30 year fixed mortgage averaged 2.75 to 2.875% in 2020. According to national chef economists the outlook for 2021 is that rates will continue to remain flat at their current levels. The means the purchasing power of consumers will remain high in 2021 due to the historically low interest rates. The overwhelming advise most professionals are giving is to not miss the opportunity to purchase a residential home at an incredibly low fixed rate. No one knows if we will ever see rates this low again in our lifetime.
