Why Heatherstone Is at the Heart of Owensboro’s Thriving West Side
There’s something exciting happening on Owensboro’s West Side.
Long known for its quieter setting, established neighborhoods, local favorites and easy access to outdoor recreation, the West Side is entering a new era of growth. New shopping, recreation and infrastructure investments are joining the amenities residents have enjoyed for generations and are creating even more reasons to take a closer look at this side of Owensboro.
And in the heart of it all is Heatherstone by Jagoe Homes, a thoughtfully planned collection of elevated living where homeowners can enjoy peaceful surroundings without giving up the conveniences of living in Owensboro.
Is Owensboro’s West Side growing?
Yes. Owensboro’s West Side is seeing continued investment in shopping, recreation, infrastructure, and future development. A new Publix is planned at Yellow Banks Square near Carter Road and West Parrish Avenue, The Pickle Plex is being developed at Ben Hawes Park, and roadway improvements are underway around the Carter Road and West Parrish corridor to support continued growth.
New Growth Is Coming to the West Side
One of the clearest signs of the West Side’s continued growth is the arrival of Publix at Yellow Banks Square near the intersection of West Parrish Avenue and Carter Road.
Publix has announced plans for a new 50,325-sqft supermarket at the development, along with an adjacent Publix Liquors store. The project will become the company’s second Owensboro location and represents a significant new investment in the West Side.
And Publix isn’t the only development happening around this important corridor.
Beyond the new Publix, continued investment is taking shape around the Carter Road and West Parrish Avenue corridor. A new 14,400-sqft retail building has been permitted alongside the grocery development, while the former bank property at Carter and Parrish is also being prepared for redevelopment. The City of Owensboro is making roadway improvements at the intersection to accommodate increasing traffic and continued growth on the West Side.
Together, these projects point to a West Side that is continuing to evolve, bringing more everyday conveniences closer to the families who already call the area home.
A Major New Destination for Recreation
The West Side is also receiving an exciting investment in outdoor recreation.
The Pickle Plex at Ben Hawes Park, Owensboro’s new 18-court pickleball complex, is currently under construction with a late-fall 2026 opening targeted.
Designed for both local players and regional tournaments, the new complex will include multiple shaded areas, gathering spaces, and an area for food trucks during tournaments and special events.
For Heatherstone homeowners, it adds another recreational option to an area that already offers some of Owensboro’s best opportunities to get outside. Once development is complete, Heatherstone will connect to the Harbor Hills neighborhood via Harbor Ridge Drive, creating a more convenient route for walking and biking to Ben Hawes Park from Heatherstone without having to travel along Highway 60W (Henderson Road).
Outdoor Recreation Is Already Part of West Side Living
While new amenities are arriving, some of the West Side’s greatest advantages have been here all along.
Just minutes from Heatherstone, the Western Kentucky Botanical Garden offers another way for families to enjoy the outdoors throughout the year. The Garden features beautiful seasonal displays, walking paths and spaces to explore, along with a calendar of family-friendly programs and special events. From spring blooms and summer activities to fall events and festive holiday traditions, the Garden gives Heatherstone homeowners a nearby destination to enjoy as the seasons change.
Ben Hawes Park has long been a destination for outdoor recreation, including Ben Hawes Golf Course. Golfers can choose from an 18-hole regulation course or a nine-hole par-3 course, along with a driving range and practice facilities.
Nearby, the Rudy Mines Trails offer a completely different way to experience the outdoors. The wooded trail system attracts hikers, mountain bikers and nature enthusiasts, giving residents access to nearly 200 acres of woodlands. Continued investment in the trail system has helped make Rudy Mines an increasingly popular recreation destination.
West Side residents also have convenient access to Thompson-Berry Park, with its soccer complex, playground and picnic facilities, and Jack C. Fisher Park, which offers softball facilities, walking paths, playground space and a connection to the Owensboro Greenbelt.
Whether your ideal Saturday involves a round of golf, a bike ride through the woods, a soccer game or simply getting outside for a walk, there are plenty of ways to enjoy the outdoors close to home.
Is Heatherstone a safe neighborhood in Owensboro, KY?
Heatherstone is a thoughtfully planned residential community on Owensboro’s West Side, designed with sidewalks, walking and biking trails, green spaces, and areas for neighbors and families to enjoy outdoors. Its residential setting offers a quieter atmosphere while keeping homeowners conveniently connected to shopping, dining, recreation, and other Owensboro amenities. Jagoe Homes also includes TechSmart features in every new home, with smart-home technology such as a video doorbell, exterior camera, and smart door lock that provide added convenience, connectivity, and peace of mind at home.
Local Favorites Give the West Side Its Character
Growth is exciting, but part of what makes Owensboro’s West Side special is what’s already here.
Few places are more closely associated with West Parrish Avenue than Moonlite Bar-B-Q Inn. An Owensboro tradition since 1963, Moonlite is known far beyond Daviess County for its hickory-smoked barbecue, mutton, burgoo and famous buffet.
Right next door, Big Dipper has been serving Owensboro since 1954. Its old-fashioned burgers, ice cream and classic drive-in atmosphere have made it a West Side tradition for generations.
Thai Food Owensboro offers a flavorful change of pace with authentic Thai cuisine made to your preferred spice level. Just a word of caution… a little heat goes a long way, so choose your spice level wisely!
These are the kinds of places that give a neighborhood character. Familiar local businesses with deep roots in the community are part of the everyday convenience of living on Owensboro’s West Side.
Peaceful Surroundings With Owensboro Close By
One of Heatherstone’s biggest advantages is that homeowners don’t have to choose between a quieter residential setting and convenient access to the rest of Owensboro.
Heatherstone is located just minutes from the Wendell Ford Expressway, making it easy to reach downtown Owensboro and other parts of the community.
That means homeowners can enjoy the wooded landscapes and open spaces that define Heatherstone while remaining connected to shopping, dining, schools, parks, entertainment, and everyday necessities.
And as additional businesses and amenities arrive along the West Parrish corridor, even more conveniences will be available close to home.
More Than a Neighborhood: The Heatherstone Lifestyle
The setting surrounding Heatherstone is only part of the story.
Heatherstone was thoughtfully designed to make outdoor space and natural surroundings part of everyday life. Throughout the community, homeowners can enjoy walking and biking trails, a 25-acre passive park, community gardens, pumpkin patches and a Forest School activity area, along with picturesque wooded and water-adjacent homesites.
Sidewalks, green spaces and natural areas create opportunities to spend more time outside, whether that means an evening walk, exploring with the kids or simply enjoying a little more room to breathe.
Heatherstone includes three distinct Jagoe Homes communities, giving homebuyers options for a variety of lifestyles and stages of life:
The Cove at Heatherstone offers a collection of thoughtfully designed homes with both one- and two-story options starting in the $280s. The Cumberland and Morgan plans were recently added to our floorplan lineup in The Cove! These are beautiful and practical 3- and 4-bedroom options for growing families.
The Enclave at Heatherstone expands the selection with one-, one-and-a-half- and two-story home designs. This section of Heatherstone offers more expansive living with upgraded kitchen designs and covered patios with some three-car garage options.
The Grove at Heatherstone offers larger homes and homesites for those looking for a luxury home design surrounded by Heatherstone’s natural setting. Our Presidential series takes the front seat in this section of Heatherstone with full brick and LP Smartside exteriors, luxe kitchens with diamond vibe cabinets, RevWood flooring, and deluxe baths.
Together, they create a connected community designed around the way homeowners want to live.
A Great Time to Look West
Owensboro’s West Side has always had plenty to offer. Now, new investment is adding even more.
A new Publix and additional commercial development are bringing more shopping and convenience to the West Parrish corridor. The Pickle Plex is adding a major new recreational destination at Ben Hawes Park. Investments in roads, parks and trails are preparing the area for continued growth.
At the same time, longtime favorites like Moonlite, Big Dipper, Ben Hawes Golf Course and Rudy Mines remain part of what makes this area distinctly Owensboro.
Heatherstone puts homeowners in the middle of that exciting combination — an established part of Owensboro with a character all its own and a future that continues to grow.

Exceptional Energy Efficiency in Every Jagoe Home
An energy-efficient Jagoe Home begins with intelligent design, quality construction, and generations of working to exceed our own standards of excellence. Jagoe Homes is committed to all the practices it takes to build truly energy-efficient homes, and we work closely with RESNET (Residential Energy Services Network) to achieve great ratings from that organization.
HERS® (Home Energy Rating System) INDEX
*Based on the US Department of Energy definition of HERS index of 130. This information presented for educational purposes only. Savings are average estimates based on Jagoe Homes’ top five selling plans. Savings will vary based on house type, orientation, house size, utility rates, climate and operations of the home.
The lower a home scores on RESNET’S HERS (Home Energy Rating) Index, the more energy efficient it is. A standard new home that’s built to meet the 2006 IECC will score a HERS Index of 100. New Jagoe homes score an average of 62, making them at least 38% more efficient than a standard new home and at least 68% more efficient than a used home.
Brand-new Jagoe homes are built with nothing less than advanced materials and modern innovations engineered to reduce energy use and lower utility costs all year long. Owning a home designed with energy-saving features ensures long-lasting efficiency, exceptional comfort, and an eco-friendly carbon footprint throughout every season.
