You’ve probably done the math in your head more than once this year.
You’ve scrolled the listings. Saved a few. Driven through a neighborhood on the way home and slowed down a little. Then the news says something about rates, and the whole idea goes back on the shelf. Maybe next year.
If that sounds familiar, you’re not behind. You’re being careful. That’s a good instinct.
But careful doesn’t have to mean stuck. This year’s Fall Tour of Homes is a low-pressure way to walk through real homes, see real monthly payments, and ask every question you’ve been sitting on. No commitment, no cost. Just a clearer picture of what’s actually possible for you right now.
What Is the SIBA Fall Tour of Homes?
The Fall Tour of Homes is a free, self-guided tour of new homes across Evansville and Newburgh, presented by the Southwestern Indiana Builders Association (SIBA).
SIBA has been the voice of the local housing industry since 1948. It’s a group of builders and building professionals focused on safe, affordable housing in our region. That matters for you as a buyer: the homes on this tour are built by local companies who live here, build here, and stand behind their work here.
You can tour at your own pace, meet builders face to face, and pick up ideas for floor plans, finishes, and outdoor spaces. Preview homes ahead of time with the My Parade feature, or print a tour map to plan your route.
When is the 2026 SIBA Fall Tour of Homes in Evansville and Newburgh, Indiana?
The 2026 Fall Tour of Homes is Saturday, October 24 and Sunday, October 25, from noon to 4 PM both days. It’s free and open to the public, sponsored by the Southwestern Indiana Builders Association. Jagoe Homes has five homes on this year’s tour, numbered #14–#18.
Worried About Rates? Here’s What the Headlines Leave Out
Let’s address it head-on, because it’s the reason a lot of people are sitting this year out.
Rates feel unpredictable right now. That’s real. But the rate you see in a news headline usually isn’t the rate you’d pay on a specific home, and it isn’t the full picture of what you can afford.
We broke this down in How Rates Affect Your Buying Power, but here’s the short version:
- Your buying power comes down to one number: your monthly payment. Not the rate on its own, and not the sticker price on its own.
- The gap is real money, and it can be closed. With national averages sitting around 7.28%, a $300,000 loan works out to about $2,053 a month in principal and interest. At a rate around 5.75%, the kind a builder can offer through its financing partners, that drops to about $1,751. That’s roughly $300 back in your pocket every month, or about $3,600 a year.
- A buy-down can last the life of your loan, not just the first year or two.
That’s why most of our tour homes carry a Special Rate. Owning a new home might be a lot closer than you think.
And if it feels like a lot of rate talk floating around is half true, you’re not wrong. Our Mortgage Myths and Facts for New Home Buyers clears up the most common ones.

Indiana is still one of the best places to buy
Where you buy matters as much as when. Indiana was recently ranked the #1 most affordable state in the nation, with a median-priced home taking about 28.3% of a typical household’s income. More on that in Indiana Was Just Ranked the #1 State to Buy a New Home.
So even when national affordability headlines get loud, buyers in Evansville and Newburgh are starting from a stronger position than most of the country.

Lower Utility Bills, Built In
Your mortgage isn’t the only monthly bill that matters. Every Jagoe home is built EnergySmart, and that shows up on your utility bill every month.
New Jagoe homes average a 62 on the HERS® Index, where lower means more efficient. That’s at least 38% more efficient than a standard new home (100) and at least 68% more efficient than the average used home (130).

Savings are average estimates based on Jagoe Homes’ top five selling plans. Savings will vary based on house type, orientation, house size, utility rates, climate and operations of the home.
Where the savings come from: an airtight, sealed build; low-E insulated windows and doors; R-15 wall and R-38 ceiling insulation; 92%+ efficient heating and 14 SEER+ cooling; sealed, insulated ductwork; and a tankless water heater.
TechSmart helps too. The Nest Thermostat lets you adjust the temperature from your phone and ease off automatically when no one’s home, so you’re not paying to heat or cool an empty house.
Put it together with a Special Rate and the monthly picture improves on both sides: a lower payment and lower bills. Energy-efficient homes also tend to bring higher resale value down the road.
Already Own a Home? Let Us Worry About Selling It
For a lot of people, the real hesitation isn’t the new home. It’s the old one. What if it doesn’t sell? What if I end up with two payments?
That’s exactly what our SureTrade Program solves:
- Pick your new Jagoe home. Any floor plan and homesite in any Jagoe community, or a Jagoe floor plan on your own lot.
- Sign a purchase agreement and apply for SureTrade.
- We pay for the inspections. A third-party appraisal, full home inspection, and termite inspection of your current home, at no cost to you.
- Get a buy-out offer on your current home. If it works for you, we list your home with a quality local realtor. If it doesn’t, you’re not obligated to move forward.
- We start building right away. No waiting on your current home to sell first.
No wondering if your house will sell in time. No carrying two payments while you wait. You focus on your new home, and we’ll handle the old one.
Move-In Ready or Build Your Own?
Four of our tour homes are move-in ready, which means you could be unpacking before the holidays. If you find a payment that works, you can act on it now, while the Special Rate is still on the table.
If none of them is quite “the one,” that’s useful too. Walk through them, note what you love, and our New Home Sales Consultants can show you available homesites where you choose your floor plan and finishes.
Either way, you get the same team and the same level of support.
“Should I Just Wait?”
It’s the most common question we hear, and it’s a fair one.
The honest answer: nobody knows exactly where rates go next. They could ease. They could hold. They could climb. What’s more predictable is that home prices tend to rise over time, so waiting has a cost too, even if it doesn’t show up on a rate chart.
And if rates drop significantly later, refinancing is an option. A buy-down rate available today isn’t something you can go back and claim if you wait and the offer changes.
The better question isn’t “is now a good time to buy, generally?” It’s “does this home, at this payment, work for my life right now?” A tour weekend is the easiest way to answer it.
You Won’t Be Figuring This Out Alone
Buying a new home can feel like a lot of moving parts. With Jagoe, it’s one team from first walkthrough to closing day.
- Real numbers, early. Our in-house financing partner, Acrisure Mortgage, can show you your actual payment, buy-down included, instead of a rate quoted in an ad.
- A guided process. Our New Home Sales Consultants walk you through every step, from choosing a home to the final walkthrough. Our New Home Buying Guide lays out what to expect.
- A builder with a track record. Family-owned since 1939, with more than 7,000 homes built and multiple SIBA Parade of Homes honors, including Home of the Year and Most Energy Efficient Home (2025).
- Savings beyond the mortgage. EnergySmart and TechSmart come standard, built to keep utility bills lower and more predictable.
See It for Yourself This October
You’ve already been looking. You’ve done the scrolling, the saving, the slowing down when you drive past.
The Fall Tour is just the next step: walk in, look around, and see what a home like this would actually cost you each month. No pressure. No obligation. Just real answers from people who see this exact situation every week.
If one of these homes has been on your mind, this is your sign to come see it in person.

Savings are average estimates based on Jagoe Homes’ top five selling plans. Savings will vary based on house type, orientation, house size, utility rates, climate and operations of the home.
The lower a home scores on RESNET’S HERS (Home Energy Rating) Index, the more energy efficient it is. A standard new home that’s built to meet the 2006 IECC will score a HERS Index of 100. New Jagoe homes score an average of 62, making them at least 38% more efficient than a standard new home and at least 68% more efficient than a used home.
